The chef’s kitchen is outfitted with granite countertops, premium appliances, and fine stemware, making it as inviting for a quiet breakfast as it is for a special dinner. A large dining room and spacious living area — complete with a beautiful piano — provide the perfect setting for entertaining guests or enjoying a private evening in. French doors open to a covered balcony, where you can savor soft breezes and a view of the charming streets below.

Policies

Payment & Cancellation PolicyA 50% deposit is required at the time of booking, with the remaining balance automatically charged 21 days prior to arrival.

Cancellations made at least 21 days before your arrival date are eligible for a full refund. Cancellations made within 21 days of arrival are non-refundable.

Parking PolicyWhile 27 State Street does not offer on-property parking, the French Quarter neighborhood is surrounded by many parking garages, each about two blocks away and within walking distance. Some nearby options include:

  • Cumberland / Concord Garage — 1 Cumberland St (~0.2 miles)
  • East Bay / Prioleau Garage — 25 Prioleau St (~0.3 miles)
  • Majestic Square Garage — 211 King St (~ 0.5 miles)

SmokingWe are a non smoking property. Any guest who smokes on the property will be charged a $275.00 cleaning fee. The guest understands and agrees to be personally liable for all charges incurred at the B&B.

Minimum Stay We require a two night minimum stay on Friday and Saturday nights. Certain time periods have a three night minimum stay. Please call us for this may change.

Check In + Out Self-Check in is anytime after 3:00 pm. Check out time is 11 am.

Housekeeping We typically clean rooms between 10 am – 12 pm. If you would like us to come at another time, please let us know in advance.
Age Limit You must be 21 years or older to check-in.
